99 Juta
99 Juta is a new development in Braamfontein. This refurbishment is the collaborative vision of property developers Consolidated Urban, Play Braamfontein and product designers Dokter and Misses. It is conveniently situated in the popular neighbourhood of Braamfontein, close to the Gautrain, major circulation routes and local amenities.
Architects, Local Studio headed up the refurbishment with interiors and fittings designed by by Dokter and Misses who’s showroom occupies one half of the first floor.
This new design-focused address’ pink and emerald green tiled facade is sure to turn heads. Two colourful inner courtyards flanked by high-rises provide sanctuary inside one of Joburg’s stand-out neighbourhoods. Transparent partitioning connects eight spaces over four floors, optimises natural light and encourages visitors to explore by means of the original steel and timber staircase that remains intact.
99 is the new home to local product designers Joe Paine, Mash.T Design Studio, Monique Vee and The Urbanative. Alongside these permanent fixtures a program of design-centric pop-ups will run; currently featured are wood-masters Houtlander, Common Threads a textile exhibition curated by The Ninevites and ceramic showcase titled 99½ Vases.
Little is known about the building’s history as the original plans had been lost and with it, any record of its original use or exact age. Although the 80-odd year old building was in disrepair and concealed behind fibre cement cladding, it was structurally sound and the symmetry of this existing structure lent itself to the design of four similar showroom and office spaces along the north-south axis, on the first and second floors.
A new saw tooth roof, maximises northern light and encloses a large open plan space with two existing terraces. The goods hoist motor room extends above the new roofline with the ‘99’ logo cast into it. The stepped parapet walls seen throughout the building are a reference to a common roof detail seen throughout Braamfontein and one that was found in the existing building before the refurbishment began.
The existing concrete framed structure allowed for floor to ceiling glazing in the showrooms, maximising visibility into the showrooms from the street and in turn, out of the showrooms across the city. The finishes seek to express the creative nature of the tenants that will be housed within and the bright colours are an exciting addition to the existing Braamfontein cityscape.
The goods hoist, a functional element becomes an exposed feature, recessed into the façade. The hoist is accessible to all floors and in particular, all showrooms and is a welcome, functional update to this old-new building.
